The following mortgage rates table reveals the difference in yearly Principle and Interest payment and Total Loan Term Interest Paid for a 30 year fixed rate mortgage, using a $100,000 loan amount, compared against an initial 5.0% mortgage rate. This mortgage calculator table is helpful for calculating the benefit of paying higher closing costs (discount points) for lower mortgage rates or lower closing costs (lender discount) for higher mortgage rates.

For example: If you pay an additional $2,000 in closing costs to get a lower mortgage rate that saves you $500 per year in payment, you will benefit after the 4 th year ($2,000 divided by $500 = 4.0 years. Closing costs paid for).

If you reduce closing costs by $2000 to get a higher interest rate that costs you an additional $500 in payment per year, you will benefit until the end of year 4. ($2,000 divided by $500 = 4.0 years. Closing cost savings exhausted).

The key is the amount of time you plan to be in your new mortgage and how much additional, or (less) you will pay in closing costs. Use the mortgage calculator table to compare any mortgage rates quotes for 30 year fixed rate mortgages.
