This mortgage calculator table is helpful for calculating the benefit of paying higher closing costs (discount points) for lower mortgage rates or lower closing costs (lender discount) for higher mortgage rates.
For example: If you pay an additional $2,000 in closing costs to get a lower mortgage rate that saves you $500 per year in payment, you will benefit after the 4th year ($2,000 divided by $500 = 4.0 years. Closing costs paid for).
If you reduce closing costs by $2000 to get a higher interest rate that costs you an additional $500 in payment per year, you will benefit until the end of year 4. ($2,000 divided by $500 = 4.0 years. Closing cost savings exhausted).
